JOB GOAL: Responsible for bond projects, new construction and renovation projects from initiation through completion. Manages and oversees a project team including consultants, construction projects managers and inspectors. Works within school district guidelines, establishing project objectives, schedules and plans, in order to make decisions related to the successful completion of construction and renovation projects.
QUALIFICATIONS:
- Bachelor’s degree from a four-year college or university
- Experience working with developers, architects and construction projects in an educational environment is preferred.
- Experience working with the State School Facilities Board is a plus.
- Strong interpersonal and planning skills along with organizational and negotiating skills are desirable.
- Knowledge of and adherence to all policies, regulations and rules.
- Strong communication skills; thorough and attentive to details; able to prioritize and multitask; proactive and deadline-oriented.
- Ability to read and understand work orders, safety rules, operating and maintenance instructions, and procedure manuals.
- Ability to interact effectively with customers, vendors and employees at all levels of the organization.
ESSENTIAL DUTIES AND RESPONSIBILITIES: Responsibilities shall include, but not be limited to, the following:
- Supports the Strategic Plan of Queen Creek Unified School District.
- Demonstrates good communication skills and fosters a positive image of the school district in the community.
- Supervises and directs all construction projects.
- Negotiates agreements with developers and builders in accordance with board adopted guidelines
- Assists in the development, in concert with the district's architect, of plans, programming and construction documents for new schools and other district projects.
- Evaluates proposed materials and methods of construction.
- Assists in the preparation of RFQ's and RFP's for construction related projects.
- Reviews and interprets plans and specifications for construction job.
- Inspects construction work for compliance with contract documents and keeps accurate project records.
- Monitors warranty requests.
- Verifies accuracy in change orders.
- Participates in the development of an annual budget for construction projects.
- Prepares monthly written/oral reports for presentation to the governing board concerning construction projects.
- Attends district staff and board meetings, district construction meetings, Town of Queen Creek meetings and School Facilities Board meetings.
- Responds to emergency calls as requested.
- Performs other duties as assigned.
